Questions people actually ask
How much do I really need for a down payment?
Less than most people assume. VA and USDA loans can reach zero down, FHA opens at 3.5%, and several conventional programs start at 3%. A large share of the map around Sanger qualifies for USDA, and California down payment assistance sits on top of that. The honest number arrives after a fifteen-minute conversation about your credit and income.
Do I have to use you for both the house and the loan?
No. Plenty of clients bring their own lender or their own agent and that is genuinely fine. Using both sides only removes the handoffs, which is where most delays are born. You will never be pressured into the second service to receive the first.
I am self-employed and my tax returns look terrible. Can I still buy?
Usually, yes. Writing income down is sound tax planning and poor mortgage planning, and there are programs built for precisely that conflict. Bank statement loans qualify you on twelve or twenty-four months of business deposits rather than adjusted gross income. Bring two years of statements and you will know where you stand.
What does contract processing cost?
A flat fee per file, billed at close. If the transaction falls apart there is no charge. Ask for the rate sheet and you will receive current pricing alongside exactly what is and is not included.
How long does closing take?
Thirty to forty-five days is typical on a financed purchase, and a clean file with a responsive buyer beats that. Nearly every escrow that runs past forty-five days does so because documents were requested and not sent. That is the part we manage hardest.
